Inspect The Building Fully Before Purchasing It

Everybody has a dream of having their own home. Some people buy land, build a home while some purchase an already built home, which the owner wants to sell. The buyer must inspect the house fully before purchasing it. It is better to hire an inspector to check the whole building, as he knows the areas in the building where problems can occur.

Let’s discuss the process of building inspections before finalizing the deal.

1. Scheduling the inspection

The building inspections can be scheduled either by the buyer or by the seller. The inspector will contact the scheduler and will instruct about all the requirements required for the inspection. The schedule will have to be alert on the given instructions and provide all the things required for inspection. There is a law regarding the scheduling of inspection and the scheduler should work accordingly.

2. Number of inspections

The number of building inspections depends on the size of the building. If the building is small, one or two inspections are enough. The inspection may include changing of the water heater and inspecting other installations. Here is a variety of inspections that should be conducted by an inspector.

3. Concrete inspection

Before pouring concrete, slabs, pier, and beams should be inspected to see if they need any improvement or replacement. The inspector should have the x-ray vision else inspection of pier depth cannot be done fully. Other places on which concrete is to be poured are walls and footings, which should be inspected properly.

4. Inspection of pipes

The inspector should check the water service, sewer lines, and electrical service. The main things that will be checked are the installation of everything. After getting clearance the underground pipes can be covered.

5. Inspection of floors

The main things that are to be inspected include under floor plumbing, insulation, and ductwork. Another thing that the inspector will inspect is joists. The joists are inspected to confirm that the layout is according to the structural plan. He also had to confirm whether the required hardware related to insulation and plumbing are properly installed.

6. Inspection of walls and roofs

The inspector has to inspect the sheath of the roof along with lathing before construction of roof starts. He also has to check whether everything is properly nailed and screwed.  After looking at the exterior walls and roofs, he has to inspect the interior walls and ceilings. He has to check insulation in the walls. He also has to check the electrical connections, plumbing, gas, and many other things.

7. Inspection of insulation

During the building inspection, the inspector has to ensure whether the walls, ceilings, and floors are properly insulated or not. The inspection is done on the basis of R-value, which is a special formula to calculate the insulation. The energy calculation is done by the energy consultants in order to ensure that the home is fully safe for the residents and the insulations also meet the energy-efficiency standards.

Things to do before final insulation

Before finalizing the building inspections, the inspector has to check the installation done in the drywall and ductwork. He will have to check the gas tests along with shower pans.
